Property Management


Many of our clients do not have the time to deal with the day-to-day running of a tenanted property, and prefer to have it professionally managed.

Each property managed by Salcedo & Company will have an assigned agent as the landlord’s and tenant(s) point of contact. This will ensure that the tenancy is conducted smoothly, and without hassle throughout the tenancy period. 

Over many years we have developed excellent working relationships with a wide variety of trades: plumbers, electricians, cleaners, painters, decorators, builders and handymen. All have been vetted to ensure that they are fully qualified and insured. 

 

Management services we offer:

Half Management  to find the tenants, carry out reference checks, prepare the contracts, collect all rental monies and forward them direct to your bank account and sending you a monthly statement for your records. 

 
Full Management to find the tenants, carry out reference checks, prepare the contracts, collect the rent each month and pay it into your bank account. We will also arrange for any maintenance issues to be dealt with, should they occur. Regular property inspections will be carried out throughout the tenancy. 
 
 
If you would like us to take over the management of an existing tenancy, we will require copies of the most recent tenancy agreement, current GasSafe certificate, Energy Performance Certificate (EPC), inventory (if applicable), appliance guarantees or warranties (if applicable), tenant’s contact details and any other relevant notices/documents relating to the property.
